Protecting a Bryn Mawr Home from the Outside In
Challenge
The Challenge
A Bryn Mawr homeowner contacted Preferred Home Improvement with plans to replace a roof that had been protecting the home for more than 22 years. The existing standard shingle roof was reaching the end of its service life, and the homeowner also wanted to explore improvements to the deck.
During the initial consultation, another concern came to light: a leak affecting the stucco at the back of the home. What began as a request for a roof replacement quickly became an opportunity to take a closer look at the home's overall exterior protection.
Our team conducted a thorough on-site evaluation and uncovered signs of moisture-related damage that extended beyond the visible surface. Areas of plywood along the back of the home showed signs of mold-related damage, while mold was also discovered in the downstairs powder room.
Looking Beyond the Surface
For a project like this, replacing the roof alone would not address the full scope of the homeowner's concerns. Moisture intrusion can create problems that remain hidden until damage has already occurred, which is why our team focused on identifying the potential source of the issue and the areas affected by it.
Our approach is centered on addressing the home as a complete system—roofing, exterior surfaces, structural materials, and drainage all working together to protect the interior.
Solution
The Solution
The project is designed to address the home's immediate moisture concerns while providing a renewed level of exterior protection.
Affected plywood along the back of the home will be addressed as needed, along with the necessary mold remediation. Our team will also identify and correct the source of the stucco leak to help prevent continued water intrusion.
With the underlying concerns addressed, the aging 22+ year-old shingle roof will be replaced with a new roofing system, restoring one of the home's most important lines of defense against the elements.
The deck will also be incorporated into the overall improvement plan, allowing the homeowner to address both the home's protection and its outdoor living space as part of a cohesive exterior renovation.
A Comprehensive Approach to Home Improvement
This project is a perfect example of why a professional evaluation matters. What initially appeared to be a roof replacement revealed moisture-related concerns that required a more comprehensive solution.
At Preferred Home Improvement, we don't believe in simply covering up a problem. We take the time to understand what is happening beneath the surface and develop solutions designed around the long-term performance of the home.
From the roof overhead to the exterior walls and outdoor living space, our goal is to create a home that is better protected, more functional, and built to perform for years to come.
